Live in a flat or a comunidad de propietarios? You can still enjoy solar energy — through autoconsumo colectivo (collective self-consumption). One shared installation on the roof generates electricity, and that’s divided across the participating homes by set allocation keys. Every participant sees the saving on their own electricity bill.
How it works
With autoconsumo colectivo:
- there’s one installation on the communal roof;
- the electricity generated is divided among the participants by allocation coefficients (coeficientes de reparto) — set out in a distribution agreement that goes to the energy suppliers;
- each participant has the surplus payment (compensación) credited on their own monthly bill, which speeds up the payback;
- the communal electricity (lift, garage, lighting) can run on solar too.
And what about the neighbours? No unanimity needed any more
This is the big misconception: you do not need the agreement of all the residents. Since the Ley de Propiedad Horizontal was relaxed, a solar-panel installation needs only the votes of a third of the owners representing a third of the quotas. So a small group of opponents can’t block it.
And to be fair: only those who vote in favour pay in — and benefit. Anyone against simply doesn’t take part and doesn’t pay.
For purely the communal areas (lift, garage), an ordinary majority is often enough, as long as the cost per owner stays below twelve monthly contributions.
